In general, Bluestone Ridge Ranch surrounds concentrated areas of housing and commercial called PUD’s (Planned Unit Developments). The PUD tracts are divided into three residential zone districts, a commercial zone district, the far larger Ranch acreage's, a ranch land/open space district. The residential PUD districts encourage three levels of intensity of housing ranging from lower density single family parcels to more moderate intensity attached single family and multifamily such as patio homes and townhomes. And finally, there are smaller areas of intense multi-family residential product, including condominiums and apartments. Each development tract may include a mixture of housing product but each separate tract is allotted a specific number of dwelling units reflective of the intensity of development proposed for that development tract. The product mix opportunities have been selected to appeal to the projected and evolving regional market demand for the average family unit inclusive of households consisting of singles, childless couples and typical family units. These are mixed in terms of cost, residential product and lifestyle.

UD Master Plan purposefully disperses these smaller development tracts amongst very large blocks of ranch land and native open space. This is to preserve the historic ranching character around the DeBeque community and at the same time promotes efficient infrastructure. The intent and desire for Bluestone Ridge Ranch is to provide quality housing and unique ranch neighborhood environs for the “average guy” and his “average” family. The Ranch has been designed to minimize road footprints and intrusion. Enhancement and restoration of the ranch lands is currently underway. Conversion from flood to mechanized irrigation delivery, re-cultivation of crop fields, ponds tied into the irrigation system, and fencing are just a few examples of this carefully planned “ranch rehab”.
