 There was this 350 acre or so dry land basin on a ranch of ours. Views were magnificent, and it tucked to the folds of the Tobacco Root foothills, majestic eleven and twelve thousand foot peaks framing the high desert scene. It is ironic that continued attempts to promote additional private conservation by the Land Trusts (Grantees of Conservation Easements) from across the United States were thwarted by the self proclaimed environmentally friendly Democratic administration of the late 90's.  Even more ironic is that after the year 2000, individuals were afforded increasing incentives to achieve real conservation value through the grant of conservation easements(...)

It occurred to me that we are discussing conservation easements, but there may be some who are not familiar with this fine tool of preservation.

Conservation easements are negotiable prior to grant.   If carefully and properly formulated they can be a very valuable tool in tax savings, preservation, real estate use and values.  Some incorrect myths about conservation easements include requirements for public access, stripping of all rights (...)

For every yin there is a yang.  These opposing forces and realities are present, also, in the grant of conservation easements. In recent years these fine and primary tools of private conservation have suffered a few black eyes. But like guns, it is not the weapon that harms; it is the person behind the trigger.

There are those who have attacked easements because of political expediency. Heaven forbid "rich people" should gain tax breaks (...)
